EVERYONE’S FUTURE

Creating a sustainable environment is a critical component of the WMI vision. From the buildings themselves which will be built to the highest environmental standards, to the inclusion of future-proof energy-generation measures, every part of the development is designed to have a positive impact.

We are working to deliver Net Zero Carbon in construction & Net Zero Carbon aligned buildings under UKNZC standard, in line with evolving industry and occupier requirements.

Renewable ready

Over 30% of WMI will consist of industry-leading green infrastructure that doesn’t just meet the latest in environmental standards, but actively looks beyond the to ensure long-term responsible operation.

All warehouse roofs will be 100% optimised for PV panels, resulting in a 100% saving in carbon emissions, equating to 1,530 tonnes of carbon reduced above baseline annually.
Community Parks
Landscaping

Abundant Nature

One of the most critical elements of WMI’s sustainable development is the two new community parks to be created during the project’s lifetime. Adding more than 109 acres of green, open space to the site and 12 hectares to the south, these parks will protect and enhance the habitats of local birds and wildlife.

A new green corridor connecting Calf Heath Wood with Calf Heath Reservoir will also be created, along with enhancements to the ‘Staffs and Worcs’ Canal area and over 18 hectares of additional woodland, hedgerow, and tree planting.

Abundant Nature

Around 36% of the site will be devoted to landscaping and habitat creation, including over 18 hectares of new woodland, tree belts, native hedgerows, and earth bunds to soften views of the development. Existing areas such as Calf Heath Wood will be protected and enhanced, while 12 hectares of farmland will be managed for wildlife.

A wide range of native and locally occurring species, including oak, lime, birch, hornbeam, hazel, and rowan, will be planted alongside wildflower and meadow grassland areas to create habitats for wildlife and pollinators. Public access will also be enhanced with 4.2 km of new surfaced paths across two community parks, opening areas previously inaccessible and encouraging walking, cycling, and engagement with the natural environment.

self-sustaining operation

41.6 MVA

Total power supply for the WMI site. One of the largest single grid connections in the Midlands and enough to power more than 20,000 homes.

Private Wire Network

The best choice for renewable energy, providing occupiers with a below-market rate while future-proofing for integration with new tech such as energy storage.

£20 million

Invested in power at WMI, including the supply itself and building the private wire network to distribute the energy most efficiently.
